Real Estate Boom in Mumbai

Here's an interesting chart comparing real estate prices and the BSE 30 index. Things are correlating quite well. Given this does it make sense to invest into illiquid real estate -- especially for non residents?

I guess this comparison does not include income from rental properties. BSE 30 index no doubt is based on full dividend re-investment.
